Excel or Google Sheets?
Either. Tell me which in the requirements. Excel files work in Excel 2016+, Microsoft 365, and Excel for Mac.
Do I need to give you my financial data?
No. I can build it empty with your property names and categories. If you want past data imported (Premium), send a CSV or export with tenant names removed if you prefer.
Is this tax advice?
No. The Schedule E summary groups your entries by the IRS line categories so your preparer has clean numbers. Always confirm with your CPA.
Can it handle short-term rentals or Airbnb?
Yes. I can add platform fees, cleaning fees, nights booked, and occupancy rate.
Will it break if I add rows?
No. Formulas cover 1,000+ rows and the dropdowns keep categories consistent.
Do you use macros?
Not by default. Plain formulas are the most portable. Automation is available as an add-on.
Can you fix my existing spreadsheet instead?
Yes. Send it to me in a message first and I'll quote it.
What if I need changes later?
Revisions are included per package. After the order completes, new features can be quoted as a custom offer.
Do you use AI tools?
I use modern tools to speed up drafting, and every file is custom-built to your requirements and formula-tested before delivery. If you prefer no AI tools on your order, tell me before ordering and I'll confirm what's possible.
How do I get the file?
As an .xlsx attached to the Fiverr delivery. For Google Sheets, import it with File > Import, or I can share a copy after the order starts.
