Supporting Copper Creek Homes required legal involvement throughout the residential development process, particularly when land decisions, construction commitments, buyer expectations, and contractor performance created competing obligations. Before development moved forward, I examined property documentation for ownership restrictions, easements, access rights, zoning concerns, and other conditions capable of affecting planned construction. Development and building arrangements were then structured to establish responsibilities for costs, scheduling, materials, approvals, and completion standards. Construction problems demanded close attention to what occurred on the project itself. I addressed change order disagreements, defective workmanship, contractor delays, payment conflicts, warranty concerns, and unexpected costs by reviewing project records and determining responsibility under the governing agreements. The sale of completed homes introduced another category of legal work. Purchase agreements, deposits, property disclosures, inspections, closing conditions, possession, buyer requests, and post closing warranty matters were evaluated with the commercial objectives of the development in mind. I also assisted when disputes involved subcontractors, suppliers, purchasers, neighboring property owners, or other project participants. By addressing legal concerns at the stage where they developed, I helped Copper Creek Homes protect its properties, control construction exposure, and move residential projects toward successful completion and sale.
